Number 80 sold for $3.5m in May 2010 and number 94 for $4.5m in Apr 2008.     • The owners of 4 Pearl Beach Dr in Pearl Beach may take a hit to their pocket books with the listing of their Murray Thomas-designed home. Last sold for $2.3m in Nov 2008, it appears the home is now listed with $1.7m+ hopes through Stuart Gan of PRD Nationwide. 4 Pearl Beach Dr, Pearl Beach

    • A petit 2-bedroom terrace on a picturesque back alley in Darlinghurst has listed with $800k+ hopes. 8 Little Surrey St, Darlinghurst is listed through Cramer agent Erie Cramer and last sold for $605k in Nov 2007.

    • A $6.495m 3-bedroom penthouse in South Perth listed this week. A similar sized (if not the same) apartment sold for $2.5m in Sept 2005. The interiors are fairly shockingly ugly, but we wouldn’t expect anything less from Perth. Listing agent Adrian Ballard of Jones Ballard even treats you to an equation: “Location + Views + Lifestyle = the Ultimate Package!” Sounds about right. 7.1/34 Mill Point Rd, South Perth

Even though the house sits south of truly prime Sandy Bay, the home still makes it into the exclusive Hobart suburb along with scoring a desirable Sandy Bay Road address. 732 Sandy Bay Road is listed through Roberts Real Estate agent Garry Quan

  2. “Lanes End” in Blue-Blooded Sutton Forest Lists

    The 2002-constructed, Julius Bokor-designed, and Doug Wood-constructed Southern Highlands manse “Lanes End” popped up on the market in the last week. It’s a notable property thanks to its prime location and established gardens. The property sits on 105 acres and is a pretty prime example of a modern “Country Georgian”. Jamie Upton of Savills Residential has the listing. I’m unable to dig-up much more dirt on this property. I’ll revert back if some nuggets of goodness come my way.

    Pros: Beautiful design; established gardens that would otherwise take a decade to reproduce; Sutton Forest location

    Cons: The hyper-polished marble flooring is a bit tacky (and not particularly Southern Highlands-y); maintenance will be an expensive undertaking

    Perfect for: That well-to-do Eastern Suburbs family who want a bit of country to match their Bellevue Hill abode.

    The price? It looks like they are asking for $6m+ as far as I can tell, which is a fairly good price. And likely indicative of the glut of high-end Southern Highlands properties currently on the market.
