1. From Brick to Weatherboard in Balgowlah

Purchased for for $1.783m in November 2009, 9 Gourlay Avenue in Balgowlah has flipped back on the market with a whole new face. Matthew McEwan and Simon Hardaker of McGrath Mosman have the listing. They’re asking “over $3m”, which seems like a fairly generous price considering the renovation was mostly cosmetic (floor plan analysis indicates minimal structural changes). Then again, the owners deserve a profit because it’s a mighty fine house indeed.

Pros: Seamless use of materials, clean lines; beautifully situated; “designed to minimize exposure to chemicals and radiation” according to the agents’ mutterings

Cons: It’s small; no ensuite bathrooms; chopped-up floor plan

The current listing. And the expired listing.
